Key Role Responsibilities:
· Conducts financial analysis of development and investment opportunities, including the creation of detailed pro-forma and financial models. Gathers, compiles, investigates, and analyses market data to identify potential development and investment opportunities, and prepares narrative development memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions.
· Develops and maintains relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed development and investment projects.
· Identifies, investigates, and refers potential acquisitions and other real estate transactions to appropriate Greystar leadership, and assists in preparing financial, market, and other documents required for new business pitches and RFPs.
· Organises, leads, and/or participates in the due diligence on properties under contract, and develops documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
· Monitors and reports on the status and progress of proposed development and investment transactions within NSW and QLD, establishes critical timelines and deadlines for tasks and activities related to the proposed transaction, and identifies and effectively addresses issues or problems that could otherwise adversely affect closing.
· Completes sensitivities on underwriting assumptions to optimise returns, including capital structure, debt/equity, legal and tax structure, capex programmes, rents, growth rates, cap rates, lease-up periods, operating expenses, asset plans etc.
· Prepares detailed investment memorandums providing insight on the proposed projects for submission to the Company’s Investment Committee including detailed pro-forma and financial models and pursuit cost budgets.
· Completes various human resources, financial, administrative, and other reports and
analysis, and performs other duties as assigned or as necessary.
· Identifies areas for improvement, offers suggestions to improve the overall efficiency and productivity of the Company’s development discipline, and introduces procedures and activities that control costs, improve quality, and drive efficiencies in the development process.
Experience & Skills
· A comprehensive understanding of property fundamentals and valuation techniques.
· Strong financial modelling and Excel skills, including experience working with cash flow models at the asset level and portfolio level.
· Experience and demonstrated competency in financial modelling and analysis, preparing investment memorandums and research. Exposure to structuring, real estate debt and acquisitions a plus.
· Strong commercial understanding of economic and real estate market forecasts and ability to use this information to successfully deliver on the Company’s development objectives.
· Strong written and verbal communication skills; including PowerPoint and the ability to effectively write and present reports and information and to articulate complex development deal propositions.
