Facilities Manager
Job Description:
KHSU-KansasCOM is currently seeking a Facilities Manager. This role will report directly to the Executive Director of Facilities, Security and Administrative Services and will interact with managers, employees, and third-party contractors. This position will be responsible for all construction projects, cleaning, utilities, scheduling, and supporting safety/security policies in order to provide a safe, healthy, and comfortable environment for students, faculty, and staff. The individual in this position is responsible for the scheduling of maintenance and repair activities, contracted services, and custodial services.
SPECIFIC RESPONSIBILITIES:
- Ensures all construction projects are on time and consistent with plans and specifications.
- Main point of contact and liaison with the building landlord and maintenance staff / contractors employed by the building landlord.
- Prepares specifications for campus projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees campus projects performed by outside contractors, and provides that information to the Executive Director of Facilities, Security and Administrative Services.
- Directs, schedules, and oversees external contractors (electricians, plumbers, general contractors, etc.).
- Schedules outside maintenance workers engaged in building upkeep and repair; electrical, plumbing, heating, air conditioning, and ventilation services under control of the campus.
- Makes requests to the Executive Director of Facilities, Security and Administrative Services for capital outlay expenditures as needed.
- Develops, implements, and is responsible for preventative maintenance and renovation programs for buildings, mechanical and electrical, and utilities. Supervises contracted custodial crew engaged in cleaning campus buildings and premises.
- Serves as campus administrator responsible for facility safety and meeting physical ADA compliance standards.
- Works closely with municipal, state, and federal officials to ensure campus compliance with all applicable facilities, safety, and security requirements.
- Communicates to the Executive Director of Facilities, Security and Administrative Services projected future campus needs and proposes options to achieve them.
- Self-performs basic/routine campus maintenance projects.
- Oversee the set up and preparation, and tracking for campus events.
- Serves as the primary point of contact with Executive Director of Facilities, Security and Administrative Services concerning building management, building engineers, cleaning staff, and contractors on a regular basis.
- Direct and plan building maintenance;
- Ensures the campus meets health and safety requirements;
- Responds appropriately to emergencies or urgent issues as they arise (during normal business hours and off-hours as necessary).
- Assists with setup, breakdown, and general rearrangement of furniture within rooms and common areas as needed.
- Responds to work requests from the campus community to resolve facility-related issues in a safe, effective, and cost-efficient manner (includes performing minor repairs and general maintenance).
- Perform other duties as assigned.
QUALIFICATION(S):
- Bachelor’s degree or combination of education and experience commensurate with the requirements of this position.
- Five or more years of progressively more responsible experience in higher education operations, maintenance, or project management., or combination of education and experience commensurate with the requirements of this position.
- Ability to develop and manage multiple projects simultaneously.
- Demonstrated ability to work cooperatively and collaboratively with university faculty, staff, administrators, and students.
- Ability to effectively communicate ideas and information in written and oral format to administrative staff, professional colleagues, and students.
- Ability to self-perform basic/routine campus maintenance projects.
- Valid U.S. driver’s license.
- Intermediate to advanced skills in Microsoft Office tools (Word, Excel, Outlook, and PowerPoint).
- Availability to work some evening and weekends as needed.
- Regular use of computers, telephones and other office equipment is needed to perform duties.
- Must be able to lift approx. 50 lbs.
- Regular periods of sitting.
- Regular periods of standing/walking.
